At Hacienda Real Estate, we understand that the purchase of a property is just the beginning. Some of the larger properties are in need of land clearing, demolition, detention ponds, metal buildings, fence installation, and other services that require knowledge and experience of the Project Management process.
This project is located in Harris County, Texas. After purchasing the property through us at Hacienda Real Estate, the new owner of this property hired us to make sure all of the necessary permits were in order with Harris County and to clear and dig a detention pond in order to satisfy the Storm Water Pollution Prevention Plan (SWPPP).
The detention pond feeds into the filter dam and then into the catch basins placed along the perimeter of the property according to the engineering plans.
Water collection enters Catch Basin #1 and travels towards Catch Basin #2 via corrugated HDPE pipe (here 10"). The pipe must be set with stabilizer sand and then covered once the necessary slope is confirmed.
Here we have Catch Basin #2 with its steel grate, covered and ready for the appropriate ground leveling.
Along with land clearing, demolition, detention pond, and the placement of catch basins, we were also hired to install over 2,400 linear feet of 9' metal fencing. The temporary filter fabric is a requirement by Harris County in order to control debris from traveling to neighboring properties.
First things first. In Construction Project Management, no successful project starts without a plan. You will need a baseline of exactly what is going to be done. This also includes the possible need of permits.
Although some believe this is the "fun" part of a remodeling project, it is also one of the most important steps. Workers need to take precaution and wear the necessary gear. Safety comes first during renovating services.
Framing is when the "puzzle" starts coming together. During this step, structure support is essential. Don't be surprised if words like "joists", "rafters", "load bearing walls", and "POWER BEAMS" get thrown around.
Live in Texas? You're gonna need insulation...Always. Without properly insulating your home, you might as well open the doors and either cool off or warm up the neighborhood!
Drywall, or Sheetrock, is almost an artform. Installers have to be very crafty and concise to make sure all fits according to plan and that the joints are pretty much seamless.
Talk about craftsmanship! Great carpenters and cabinet makers are are precise, creative, and even artistic. Inch by inch, they are set to deliver quality.
Colors! So many choices. The important thing to know.. which is the right one for your space? Warm, cool, some sheen, no sheen, textured, or not...???
Flooring...this is an item that may be around for a long time..so be sure to pick a good one and an installer that's even better.
Nothing adds elegance to your countertops like a beautiful slab of either granite, quartz, or even marble. Kitchen and baths come "alive" with these wonderful stones.
Wall tile or stone has become ever so popular. Backsplashes are a must now. Wall and or stone give not just kitchen and baths a feel of luxury but also a sense of creative design throughout the home.
Anytime we use the kitchen sink, wash our hands in our bathrooms, take showers, and flush the toilet...we need to appreciate the plumber that made it all possible! Here's to you "Joe the Plumber".
Your pendant lighting, coach lights, and special switches are to be installed by the best. The technicians should all be licensed and ready to improve the quality of living in your home.
